FindRealEstateAgents.ca is a specialty-focused directory. We list agents who have genuine transaction volume in a specific property type and can demonstrate that expertise to buyers.

What we look for

This directory is built on verified specialty, not pay-to-play listings. We verify transaction history and only list agents who have genuine depth in their stated focus area.

Current licence

All listed agents must hold a current registration with their provincial regulator (RECO in Ontario, BCFSA in BC, OACIQ in Quebec). We verify this before listing.

Specialty volume

You need verifiable transaction history in your stated specialty. We're looking for consistent volume over time, not one or two deals. The threshold varies by specialty and market.

No active discipline history

We check the provincial regulator's public database for discipline history. Agents with active or unresolved complaints are not listed.

Verified client reviews

Listed agents provide client references. We contact references independently to verify the transaction type and client experience before publishing reviews.

Specific specialty knowledge

We conduct a brief qualification interview for each specialty. A condo specialist should be able to describe specific status certificate red flags they've caught. A loft specialist should know the difference between hard and soft loft financing. Generic answers don't pass.

Geographic focus

We list agents by area. You should have genuine market knowledge in the geography you claim, not just a licence that covers the province.

The application process

Submit your application

Complete the application form with your licence number, brokerage, specialty area, geographic focus, and a summary of your transaction history in that specialty. Phase 1 applications are being accepted now.

Licence and discipline verification

We verify your registration with your provincial regulator and check the public discipline database. This typically takes one to two business days.

Specialty qualification interview

A brief call or email exchange to confirm your specialty knowledge. We ask specific questions about your stated area. Agents who claim condo specialisation should be able to answer specific questions about status certificates, reserve funds, and pre-construction. Agents claiming loft specialisation should know the hard loft vs soft loft distinction and the financing implications.

Client reference verification

We contact the references you provide. We're looking for confirmation that the transaction type matches your stated specialty and that the client experience was positive.

Profile publication

Your profile goes live in the directory. You review it before publication. Profiles include your transaction count in your specialty, areas served, languages spoken, and verified client reviews.
